Yet, pending home sales dropped 1.1%\u2014the lowest in six months\u2014as many buyers hesitated, facing high housing costs even as choices improved. The median US sale price reached over $400,000 (up 1.9% from last year), and mortgage rates hovered around 7%, near a 13-month high.<\/p>\n<p>For those actively searching, these conditions can be an opportunity. More inventory and softer demand are creating buyer-friendly scenarios, with room to negotiate on price or request concessions in many markets.
